Financing & Down Payment Options

There is more than one way to finance a home. The right option depends on your finances, property, location, goals and the lender you choose.

Common loan types

Start with the big picture.

This is general education—not a loan quote or approval. A licensed mortgage professional can evaluate your specific eligibility.

Conventional

A mortgage that is not insured or guaranteed by a federal housing agency. Down payment, credit, mortgage insurance and pricing vary by program and lender.

FHA

FHA-insured loans are offered through approved lenders and can provide lower down payment options for qualifying borrowers.

VA

VA-backed loans are available to eligible Veterans, service members and certain surviving spouses. Eligibility and lender requirements apply.

USDA

Jumbo

A mortgage generally considered “jumbo” when the loan amount exceeds applicable conforming loan limits. Qualification and terms can differ from conforming loans.

Builder / Lender Promotions

Some builders and lenders offer temporary or targeted financing incentives. Terms, eligibility, participating homes and deadlines vary.

Down payment assistance

Assistance is not one-size-fits-all—and it is not just “for people with no money.”

Programs vary widely. Some have income limits. Some depend on location, profession, loan type or first-time-buyer status. Others are broader. Some lenders also create their own community or assistance programs.

  • Not every lender offers every program
  • Some programs are income-based
  • Some are location-based
  • Some are available more broadly
  • Credit and loan requirements still apply
  • Terms and funding can change

The practical takeaway: ask a lender what programs they actually participate in and whether any fit your situation.
